South-facing elevations in Henderson take a UV load that chalks and fades bargain paint in a few seasons — and on a deep modern charcoal or a saturated Mediterranean ochre, that fade shows fast. We spec elevation by elevation: high-build masonry coatings where stucco is hairline-cracked, UV-stable resins on sun-facing planes, urethanes on steel, and penetrating finishes on wood elements that the sun has already opened up. Surface prep — washing, crack repair, rust treatment, masonry patching — is scoped explicitly in the proposal, because on a fifteen- or twenty-year-old estate the prep is most of the job.
Hillside lots in Dragon Ridge and MacDonald Highlands regularly present three or four stories of wall on the downslope side. That's lift and scaffold territory, planned in advance: equipment routes that don't destroy landscape, protection for pool decks and glass railings, and rigging that keeps painters productive instead of improvising at height. It's a planning discipline most residential crews never develop, because most houses never need it.
Guard-gated communities like Anthem Country Club and MacDonald Highlands review exterior colors and hold owners to approved schemes.
