SouthShore at Lake Las Vegas is the most distinctive painting environment in Henderson: a guard-gated Jack Nicklaus golf community wrapped around a 320-acre lake, built in a committed Mediterranean style — layered stucco, arched loggias, clay-tile roofs, ornamental ironwork, and courtyard walls. None of that detail suits fast production spraying. Arches, corbels, and iron balustrades get patient hand work; the deep ochres, creams, and terracottas of the palette must be matched carefully because a half-shade miss reads instantly against a neighboring approved home.
The lake setting adds its own weathering profile. Between reflected light off the water and hard southern exposure, SouthShore exteriors fade unevenly — a west loggia can be two shades lighter than the sheltered courtyard behind it. Our exterior scopes here work elevation by elevation, with high-build masonry coatings where older stucco has hairline-cracked and urethane systems on the ironwork the climate corrodes first.
